Casement Window Operators

The operator is the gearbox under the crank. Turning the handle drives a worm gear, and the gear swings an arm that pushes the sash open or pulls it closed. Stripped gear teeth, a cracked housing and a bent arm are the usual failures. Operators are also handed, left or right, so the replacement has to match the direction your sash opens.

Single Arm Operators

A single arm operator uses one arm that connects to a track or bracket on the bottom of the sash. It suits smaller and lighter casements. When the arm bends, the sash opens crooked and binds against the frame on the way back.

Dual Arm Operators

A dual arm operator adds a second link arm that shares the load and keeps a large sash square as it opens. Wider and heavier casements need that extra support. Swapping a dual arm unit for a single arm to save on parts leaves the sash sagging, so we replace like with like.

Window Crank Handles

The handle is the part you touch, and it is often the only part that failed. It slides onto a splined shaft on the operator, and when the teeth inside the handle wear smooth, the handle spins while the shaft stays still. If the handle grips the shaft and the sash still does not move, the problem is inside the operator.

Folding handles tuck flat against the frame when the window is closed, which keeps them clear of blinds and window treatments. They wear at the fold as well as at the spline, and a folding handle that will not stay open is a common replacement. We match the spline, the shaft length and the handle style, standard or folding, to the operator already in your window.

Casement Hinges and Tracks

Casement hinges slide in a track at the top and bottom of the sash, and on the coast that track collects everything the wind carries. In homes and condos near the ocean, from Boca Raton down to Fort Lauderdale, fine sand packs into the lower track while salt air works on the rivets, pivots and sliding shoes of the hinge. The sash starts to drag, drop at its free corner and rub the frame, and the operator has to push harder to move it. 

We clean the tracks and replace hinges that have seized, bent or corroded. Replacement hinges are matched by length and stack height so the sash sits in the same position in the frame and seals the way it did when new. Worn hinges also strain the operator, so a stiff crank is often a hinge problem first.

Multipoint Locks and Keepers

Many casements, especially larger ones, lock at more than one point. A single handle drives a lock bar along the frame, and rollers or hooks on that bar catch keepers, also called strike plates, mounted on the sash. When a keeper loosens, bends or shifts out of line, the handle stops short of full travel or needs force to close.

We realign and replace keepers, replace worn lock bars and handles, and adjust the lock until every point engages. A casement that locks at all of its points is both more secure and tighter against wind and rain.

Casement Window Repair FAQ

The crank turns but the window doesn’t move. What’s broken?

The gears inside the operator, in most cases. Stripped teeth can no longer drive the arm, so the crank turns freely with no resistance. A new operator restores the connection, and the old handle can stay on if its spline is still in good shape.

Will a new operator fit my existing casement window?

Yes, it will, as long as it matches the handing, the arm type and the mounting footprint of the old one. We take those measurements from the operator on your window, so the replacement goes into the same screw holes and the sash opens along the same path.

Why does my casement window only open partway?

A bent operator arm or a blocked hinge track, most of the time. Either one stops the sash before it reaches full swing. Some casements also have an opening limiter installed on purpose, typically on upper floors, so we check for that before replacing anything.

Can a casement be fixed if the sash came off the operator arm?

In most cases, it can. The arm end slides into a track or clips onto a bracket on the sash, and it can pop loose when a gust catches an open window. We reset the arm and replace the track or bracket if it cracked.

Is it normal for a locked casement window to rattle in the wind?

No, it isn’t. A locked sash should sit tight against its weatherstrip. Rattling means at least one keeper no longer lines up with the lock bar, so the window is held at only some of its lock points.

How often should casement tracks be cleaned near the beach?

A few times a year, and after any storm that drives sand against the house. Vacuum the lower track, wipe the hinges with a damp cloth to lift the salt, and let everything dry before closing the window. If the hinges still feel gritty or stiff afterward, they are worn and due for a closer look.
